111 Row House, Great Yarmouth, Norfolk.
Fri 3 Nov:I was delighted when invited to work on this grade II listed English Heritage property In Great Yarmouth, Norfolk.
Built in the late 1600’s, 111 Row was originally a wealthy fishing merchants house as part of the Great Yarmouth ‘Rows’ which linked the port to the main thoroughfare to the town market.
In the 19th century the house was converted into separate dwellings. Sadly during
the blitz of 1942 the house was bombed by the Luftwaffe, destroying a great deal of the historic building. Row 111 house was later rebuilt in the 1950’s but with little funding or resource’s the attention to historic detail was cast aside.
A major refurb has now been undertaken by English Heritage and Traditional building contractors Messenger BNC.
As always, this restoration project required attention to detail, rotten cills and lower areas of the sash windows and doors were removed and replaced with an Oak or Douglas Fir timber splice matching the existing mouldings and profiles of the original timber components.
We employed Ed as part of our project to repair The Great Row house in Great Yarmouth. A large part of this project was to restore the existing sash windows where Ed sourced materials and carried out repairs. Throughout the project, Ed’s attention to detail and conscientiousness was evident, resulting in a high-quality finish in accordance with the specification. Furthermore, he echoed our ethos of conservation and aimed to save as much original fabric as possible. We wouldn’t hesitate to have him back as part of the team.

The Old Rectory, Norfolk.
Tue 21 Mar:I was thrilled when contacted by the new residents at The Old Rectory, Mileham, Norfolk.
Built in 1888 with original single glazed sashes the customer wished to upgrade to double glazing while strictly retaining the architectural identity of the property.
Phase 1 included renovations of the first floor sash box frames including the replacement of rotten cills, pulley stiles, outer lining and inner lining. The sash box frames were stripped back to bare wood ready for the innovative water-based paint system. Repair Care epoxy resin was used to splice hardwood components taking care to match original profiles and mouldings.
Replacement hardwood double glazed sash windows were installed with 14mm sash-lite Argon gas filled double glazed units. The sash windows are glazed with heritage putty providing the approved weatherproof seal for the slim-lite doubled glazed units.

Norwich Rd, Dereham
Fri 20 May:Holkham Sash Window Restoration have successfully completed phase 2 of the sash window restoration at this period property in Dereham, Norfolk.
The original sash box frames were stripped back to bare wood, removing the many layers of lead and oil based paint. Rotten timber in the lower areas of the sash window box frame including the sills, stiles and fascia were removed. Matching the original profiles a Sapele hardwood timber splice has been undertaken using the Repair Care epoxy resin system.
Once the sash box restoration is complete and painted the new Sapele hardwood double glazed Argon filled sash windows were installed. This period property with once single glazed sash windows has now been upgraded with sympathetic double glazing, draught proofing, smooth running windows while also being vastly sound proofed – a perfect option for a property close to a busy road.
These large sash windows previously painted shut are now draught proofed, functioning correctly, sound proofed and with the thermal performance greatly improved reducing the customer’s energy bills.
Ed is incredibly meticulous and values his craft tremendously; this means he will do a proper job and deliver beautiful hand-crafted sash windows. Lovely chap too!.

Newmarket rd, Norwich
Mon 25 Apr:Holkham Sash Windows recently finished phase 1 at this beautiful period property on Newmarket Rd, Norwich. These large ground floor sash windows were extremely draughty and difficult to open and close. Our Restoration and Draught Proofing service had these large sash windows draught free and working smoothly again.
We installed forged antique brass sash window pulleys, resized and balanced the sash windows to aid the opening and closing. We removed the rotten sash sills, pulley stile and fascia and replaced with new Sapele hardwood components using the Repair Care epoxy resin system.
he sashes were stripped of defective lead paint, rot was removed and epoxy resin was applied to repair. Broken panes of glass were removed and reglazed with reclaimed crown glass to match the existing heritage panes.The Benjiman Moore Aura exterior paint system was applied to complete the project.

Sun 20 Mar:Holkham sash windows were delighted when asked to upgrade from single glazed sash windows to double glazed sash windows at this property in Gorlseten, Norfolk.
The project required sash box renovation, replacement 14mm Argon filled hard wood double glazed sash windows, draught proofing, and decoration. Renovations included replacing the rotten sills and lower areas of the sash window box with hardwood timber matching the original profiles using the Repair Care epoxy resin process.
Permits were for applied for and scaffolding erected by Robin Amis Scaffolding. This Norfolk based family run scaffolding firm offer the professional service that I can rely on.






Seastone cottage, Weybourne, Norfolk.
Sat 5 Mar:Ed at Holkham sash windows did a fantastic job at a holiday rental property for me in Weybourne. He visited our property on a couple of occassion to assess the work required before we agreed the timescales involved. He is very knowledgeable and provided excellent detailed advice and suggestions about how the job should be tackled. In total the job consisted of the refurbishment of 2 sash windows and 4 casement windows, this included upgrading the glazing to include double glazed units into beautiful wooden frames. Following initial investigation work the windows needed more remedial work than had initially been anticipatied but Ed constantly kept me up to date with the progress and all of the conservation work was carried out methodically and precisely. His attention to detail was incredibly reassuring and the end result is that we have windows that look as they would when they were orginally installed but they are likely to endure for many years to come.

Sat 15 Feb:This Leytonstone family home with original single glazed sash windows was in desperate need of a thermal performance upgrade. Renovation included rot repair, draught proofing, replacement double glazed hardwood sash windows and an innovative paint system to finish.
Rotten sills, pulley stiles and fascia were removed and replaced with Sapele hardwood components matching the original profiles using the Repair Care epoxy resin system.
Full decoration was undertaken inside and out and the subsill was stripped of defective lead and oil based paint, prepared and painted with an innovative water based paint system was applied. Cracked and loose pointing was removed and repointed, providing a necessary and traditional weatherproof seal.
Holkham Sash Windows fitted two new sash windows for us in our victorian terraced home, both of which look amazing. Ed provided concise and constructive advise right through the installation, and compared to so many builders, was incredibly clean and tidy during his work. He was also meticulous in his finishing, painting and making good. We would strongly recommend him to anyone thinking of using his services.
